Costa Maya

The wider coast around Mahahual.

The same untouched coastline, read at a regional scale: protected beaches, new road and rail access, and a long runway before it fills in.

Feeling

Big picture, long coast, early access.

Costa Maya is a region, not a single beach. The value is in how protected coastline, new access, and a different Caribbean pace line up — and how little of it has been built on so far.

We work the area carefully: parcels with clean title, a sensible way to build, and enough real character to be worth the wait.

A region, not a single beach

Costa Maya is the name for the whole southern coast around Mahahual — a long, low-density shoreline running down toward the Belize border, with the Sian Ka'an biosphere anchoring its northern edge. Mahahual is its town; most of the rest is still open.

Why the region matters

Buying the region rather than a single lot means thinking in terms of access, conservation, and pace. New road and rail connections are arriving, but environmental limits and sheer distance keep density low — which is exactly what protects the character over time.

What's available

Inventory ranges from raw beachfront to large inland parcels suited to small hospitality. Fully-serviced, institutional-grade land is scarce; most of what's worth owning needs a clear read on title and a plan for services.

We focus on parcels with clean title, a sensible way to build, and enough real character to justify the wait.

Owning here as a foreigner

Like the rest of the coast, Costa Maya is inside the restricted zone, so foreign ownership runs through a fideicomiso. Ejido-origin land is common, which makes the chain of title matter more here than almost anywhere — confirm it with an independent notario before you commit.

Who it's for

Costa Maya is for people with a long horizon: conservation-minded owners, small-lodge builders, and families who want to plant something early on a coast that hasn't been decided yet.

How we work

Get to know the place before you choose the land.

Before any diligence starts, we'll talk through how each market works — what it feels like, what it costs, the legal side, and what kind of home it's right for.
