Tulum is the name everyone recognizes — and that recognition cuts both ways. The design, the beach clubs, and the demand are real; so is the over-marketing, the title confusion, and the gap between a great parcel and the one right beside it.

Getting here

Tulum now has its own airport, Felipe Carrillo Puerto, alongside Cancún up the highway and a Tren Maya stop. Access has never been better — which is part of why diligence has never mattered more.

Title, ejido, and the fideicomiso

Tulum has seen real title disputes, several tied to land that began as ejido and was sold before it was properly regularized. Inside the restricted zone you'll own through a fideicomiso — but first an independent notario has to confirm the title is genuinely clean. This is the step people skip and regret.

Who it's for

Tulum suits design-driven owners and small hospitality investors willing to do the homework — or have someone do it for them. Done carefully, it's still one of the most recognized addresses on the coast.
