Why we started
This coast deserved a different way to work.
We didn't start this business looking to close deals. We started by leaving two cities that had gotten too small for us — high-rises, traffic, a pace that wasn't ours. We both ended up on the Mexican Caribbean for the same reason, even though we came from opposite sides of the map: we needed real nature, not the weekend kind. A place where time felt different.
We stayed. And somewhere in the process of building our own life here, we started helping other people do the same. We've been at this for more than seven years — long enough to learn that the right piece of land is almost never the one that sells fastest. It's the one that actually changes how you live. That's why we work the way we do: fewer destinations, known by heart, and however long it takes to see you through to a finished home — not just a signed one.

We live in Playa del Carmen and work the coast itself — Mahahual to Puerto Morelos, Bacalar to Tulum. We are not a foreign agency operating from a distance. We are in Mexico, on the parcels, in the notario’s office, often in person.
How we work
Four things we believe.
Know fewer places, deeper.
We work eight destinations on the Mexican Caribbean. Not all of Mexico. Not all of the Caribbean. Knowing fewer places lets us know each one well enough to be useful.
Diligence we do ourselves.
Title, permits, services, survey, legal — we hire independent professionals and read every page. Not because it's required. Because it's the work.
Stay through the build.
Most clients want the parcel and the home that follows. We introduce the architects and builders we'd hire ourselves, then stay through permits and move-in.
Honest about fit.
If a parcel from another agency is right for you, we'll say so. If our own project isn't, we'll say that too. We'd rather lose a deal than a relationship.
